Our Mission

BuydownCalculator.com exists to make mortgage math transparent. When you are offered a buydown, discount points, or a refinance, the decision comes down to numbers — but lenders rarely show you the full math. Our free calculators and plain-English guides let you run the numbers yourself, so you can walk into closing (or a negotiation) knowing exactly what you are paying for and whether it is worth it.

We believe a calculator is only useful if you understand what it is telling you. That is why every tool on this site is paired with in-depth guides that explain the underlying concepts, the trade-offs, and the questions to ask your lender. We do not sell loans, we do not collect leads, and we do not take a cut of your mortgage. The site is supported entirely by advertising.

The Editorial Team

Our articles are written and reviewed by the BuydownCalculator.com editorial team — a small group of finance and software professionals who have spent years working in and around the mortgage industry. We are not licensed loan officers, and we do not give individualized financial advice. What we do is translate the standard mortgage formulas, lender practices, and regulatory rules into clear, accurate, and useful explanations for the average homebuyer.

Every article is reviewed for mathematical accuracy against the standard amortization and buydown formulas used by US lenders, and the regulatory details (concession caps, qualifying rate rules, APR disclosures) are checked against the relevant Fannie Mae, Freddie Mac, CFPB, and HUD guidance. When rules change, we update the article and bump the "last reviewed" date.

Editorial Standards

  • Accuracy first. Every number in our examples is computed from the same formulas our calculators use, so the articles and the tools always agree.
  • No paid placements. We do not accept payment to recommend a lender, a product, or a strategy. Our calculators and articles recommend nothing — they show you the math and let you decide.
  • Cited sources. When we reference a rule (a concession cap, a qualifying-rate standard, a Truth-in-Lending disclosure), we link to the authoritative source.
  • Reviewed, not stale. Each article carries a "last reviewed" date. Mortgage rules and market conditions change, and we refresh content when they do.

How the Calculators Work

All of our calculators use the standard US mortgage amortization formula. If you want to see the exact math, variable definitions, and assumptions behind each tool, read our methodology page.

What We Are Not

We are not a lender, a mortgage broker, or a financial advisor. We do not make credit decisions, we do not offer loans, and nothing on this site is financial advice or an offer of credit. For advice specific to your situation, consult a licensed loan officer or financial advisor. Our role is to give you the tools and the knowledge to have a better conversation with that professional.

Funding & Advertising

BuydownCalculator.com is free to use and is supported entirely by advertising, including Google AdSense. We do not sell your data, we do not require you to create an account, and the numbers you enter into our calculators never leave your browser. You can read more in our privacy policy.
